DYNAMIC ONLINE SELF STORAGE TERMS & CONDITIONS

1. Terms are cash, credit card (Visa, MC or Discover) or good check.
2. All bidders are required to register on www.AARauctions.com.
3. Any bidder that purchases a Unit is doing so in "bulk" and must take entire contents.
4. The highest bidder at the close of the auction to be the buyer unless delinquent occupant has redeemed the unit in which case the potential sale is deemed null and void.
5. 20% BUYERS PREMIUM will be added to the top bid to become part of the purchase price. BUYER’S PREMIUM DEFINITION: The Buyers Premium is that portion of the Auctioneer’s commission(s) that is being paid by the buyer. It is clearly understood and agreed by both the buyers and the seller that the Auctioneer represents the seller only.
6. All purchases shall be paid in full immediately at the close of the Auction on the day of Auction. Failure to pay for purchases as specified, may result in bidder being banned from future auctions, removal from contact list and the possible enforcement of all legal remedies available to Auctioneer and Seller by all applicable laws.
7. All lots are subject to Massachusetts Sales Tax unless a valid Tax Exemption Certificate is provided by the purchaser at the time of purchase to AAR.
8. Complete removal of all contents of a purchased unit shall be within 2 business days after the close of auction and within operating hours of storage facility.
9. All successful bidders shall post a $100.00 cash deposit per unit when they arrive to remove the contents of the unit(s) with the Self Storage site after the auction. Said deposit is to assure that bidders “broom-sweep clean” the unit at the point of removal of entire contents. The deposit shall be refunded, if, and when the unit(s) is completely cleaned out, or, the deposit shall be retained by owner as part of the clean up expenses if said buyer fails to clean the room out completely.
10. Ownership title passes upon payment and thereafter the property is at the risk of the buyer and neither the seller nor the Auctioneer shall be responsible for loss or damage.
11. Every unit contents is sold "As, is". Neither the auctioneer nor the seller makes any warranties or representations of any kind or nature with respect to said property. All sales are final.
12. Purchasers are responsible for any damages incurred during the removal of purchases.
13. Should a dispute arise after the auction, Auctioneers records shall be conclusive in all respects. No successful bidder should contact former occupant of unit for any reason. Failure to comply will result in being barred from bidding at future auctions.
14. No transfer of unit purchases shall be recognized from one buyer to another.
15. Auctioneer reserves the right to withdraw any unit prior to the completion of transaction and removal of contents.
16. Bidder agrees to pay any and all charges and expenses incurred by reason of any breach of terms and conditions of Auction, including without limitation reasonable attorney fees.
17. Bidder does hereby indemnify and hold harmless Auctioneer and Seller from any and all damages, claims, or liabilities from injuries to persons or property of any type whatsoever, caused during this auction process or by removal of the items purchased.
18. Bidders agree to the above terms and conditions of the auction prior to bidding.
19. The above stated conditions of Auction cannot be altered, except in writing by an officer of the Auctioneer.

20. Buyers are responsible to make sure they receive everything at point of pickup.
21. Buyer agrees that they shall not to attempt to reverse any electronic payments for any reason whatsoever.
