This offering consists of a 1985 Derose single-section mobile home measuring approximately 14 feet by 70 feet. The exterior features vinyl siding, a metal roof, and a raised entry deck with railing and steps, along with multiple exterior entry doors.

Inside features multiple rooms including bedrooms and one bathroom, vinyl plank-style flooring in the visible areas, wood-paneled walls, and multiple windows. The kitchen contains wood cabinets, laminate-style countertops, and a double-basin sink. Also present are a free-standing Hotpoint gas range, a Whirlpool refrigerator/freezer, a microwave, and a range hood.

The bathroom includes a vanity with sink, a toilet, and a tub with shower surround, along with wall-mounted shelving and a mirror cabinet. Mechanical and utility components include a US/Craftmaster electric water heater (approximately 19 gallon capacity), an interior electrical panel with breakers, and a Thermo Pride furnace unit, along with a washer and dryer set.

The mobile home sells with the contents shown. No representations are made regarding the condition, operability, age, or code compliance of any components. No real estate is conveyed with the sale. Buyer is responsible for removal of the mobile home from the property.

Electrical service will be disconnected by the seller. The seller will install appropriate tires prior to removal. Water and sewer utilities must be properly disconnected by the buyer prior to removal. All disconnection, deconstruction, and preparation for transport are the sole responsibility of the buyer.

Buyer is responsible for safe removal of the mobile home, including any skirting, ramps, porch structures, and related items. This includes removal and proper disposal of all materials associated with the purchase, including any unusable parts or debris, and leaving the site clean and free of residual waste.

Oil, propane tanks, are excluded from the sale. Buyer may take the porch/steps and shed shown, if applicable. Bill of sale only.
