ANNOTATED TERMS OF AUCTION:
We have been contracted to sell this property at Public Auction. All bidders must register to participate and provide $5,000.00; funds to bid. Bank check or credit card authorization ok. See online bidder packet for complete details, auction terms, sample contract of sale and all auction information. You will need to 1) create a unique account on our site with a username and password, and 2) register for this auction. A DocuSign link will be sent to you after you complete both steps – no exceptions, and you can participate.
PLEASE NOTE:
Your online account will state "Not Approved" until we "Approve" you for bidding Monday at 10AM when the auction opens.

High-bidder will sign a no-contingencies, ‘time is of the essence’ Contract for Purchase and Sale of New York Real Estate immediately upon being declared the highest bidder, and return by 4PM day after auction and tender a 20% nonrefundable earnest money deposit in the form of cash, bank check or wire transfer.
Closing on or before 3/1/2024
Prospective bidders must conduct their own due diligence prior to bidding and rely on their own discovery. Deposit will be refunded to unsuccessful bidders.
Title & Liens: Property is sold with title of record, free and clear of adverse liens or encumbrances at closing.
Bidding Notes: The silent auction website has a “dynamic ending” feature; if someone “sniper bids” on a lot at the scheduled end of the auction, the system will extend the bidding clock two minutes to give everyone time to bid again.
